New Milestone for Berlin Games Industry: One-Third of House of Games Berlin Premises Pre-Leased

House of Games Berlin, the landmark hub for Germany’s games sector, is approaching its scheduled completion. Three months ahead of the planned hand-over date, one-third of its total leasable space has been secured by signed lease agreements. A diverse roster of established and innovative companies have confirmed tenancy, bringing fresh momentum to Berlin’s and Germany’s broader games ecosystem.
Berlin stands as the heart of Germany’s games industry. Across Germany, roughly 41 million people play video games on a regular basis, making Germany one of Europe’s largest national gaming markets. The Berlin-Brandenburg region hosts around 350 games-related enterprises, employing more than 3,000 industry professionals with an annual sector revenue of approximately €250 million. The region demonstrates particular strengths in XR immersive technologies, indie game creation and mobile game developmentgame. While the global video-games sector has navigated a challenging post-pandemic phase marked by mass lay-offs and studio closures, Berlin retains strong industrial resilience through sustained public funding, a vibrant start-up landscape and deep talent pools, continuing to draw national and international gaming organisations.
Housed within the historic LUX building complex at Rotherstraße 8-11 in Berlin-Friedrichshain and in immediate proximity to Warschauer Straße public-transport interchange, House of Games Berlin offers over 10,000 square metres of floor area. Financed with seed funding from the Berlin Senate, the facility is developed and operated by WISTA Management GmbH. Pre-project coordination was delivered by medianet berlinbrandenburg eV together with game – the German Games Industry Association. Phased opening is scheduled for late 2026. It will function as a full-value-chain hub integrating private offices, co-working zones, technical service facilities, event venues, cultural showcases and research spaces for the whole games community.
Besides anchor tenants Ubisoft and industry association game and its subsidiaries, confirmed lessees so far include Kolibri Games, Realities.io, AudioCreatures, Games Change Lab, Chrizlie Medien as well as industry consultant Christoph Brosius. The tenant mix covers major publishers, mobile-game studios, XR tech firms, audio-creative providers, industry labs and media service providers, forming a balanced community of large, mid-sized and small-scale operators.
Kai Wegner, Governing Mayor of Berlin commented: “The games sector is already a major economic driver for Berlin. House of Games Berlin will become a home for established companies, developers and founders from Germany and across the globe. It unites historic architecture, modern-day infrastructure and creative talent — the ideal foundation for innovation, exchange and industrial growth.”
Franziska Giffey, Senator for Economic Affairs, Energy and Public Enterprises of Berlin stated: “Alongside FinTech and GreenTech, games represent a core innovation-driving sector in our city. The Berlin Senate maintains multi-million-euro annual support for games and visual-effects industries. House of Games Berlin constitutes another key step toward building Europe’s leading games innovation hub right here in Berlin.”
Roland Sillmann, Managing Director of WISTA Management GmbH explained that House of Games Berlin opens its doors to game studios, independent creators, esports operators, technology service providers, associations, research institutes and freelancers. Shared offices, meeting rooms and conference-exhibition capacity will foster tighter connections between commercial enterprises, academic research and public cultural audiences, further amplifying Berlin’s industrial-cluster advantages.
Benedikt Grindel, Zone Managing Director of Ubisoft Production Studios, described House of Games Berlin as a ground-breaking initiative for the German games industry. “A healthy games ecosystem needs large, medium-sized and small-scale players working side-by-side. Informal exchange, shared infrastructure and collaboration between industry, education and public agencies will turn this building into a lively community, helping Germany close the gap with leading global game-development centres.”
